Description
The U.S. Government is seeking expressions of interest to lease approximately 6,440 Rentable Square Feet to yield no less than 5,800 ANSI/BOMA office and related area. Space must be contiguous and located on 2nd floor or above. Seven structured designated parking spaces are required. Offered space cannot be in a building presently occupied by law enforcement agencies. 24-hour access to space is necessary. Building should be located in a quality location which affords convenient access to public transportation and other visitor and employee amenities. Building security, as well as card-key access to suite, is preferred. Space must be capable of being fully accessible to the physically handicapped and will be subject to all building or construction rules, regulations and/or ordinances on local, county, state, and federal levels as they apply. Space offered must be located within the Phoenix CBA, specifically within the following boundaries: 7th Avenue, 7th Street, Lincoln Street, and Camelback Road. Lease term will be 10 years, 5 years firm. Space should be ready for occupancy on March 25, 2007. All services, supplies, utilities, partitioning, and tenant alternations are to be provided as part of the rental consideration. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. To submit a location for inspection, please forward information by 5:00 PM EDT, May 4, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
