Description
The United States Government is expressing interest in locating office space within the Minneapolis, Minnesota Central Business District. The Central Business District as defined by the Downtown Minneapolis Council is as follows: North: Mississippi River; East: I-35W to South; I-35W and I-94 back up to; West: I-94 to I-394 back up to 1st Street. The purpose of this advertisement is to seek information from property owners willing to provide approximately 22,770 ? 23,000 square feet of rentable office space using a common area factor of 1.15% within the above boundaries. Rentable space must yield approximately 19,800 ? 20,000 square feet of occupiable or useable space, available for use by tenant for personnel, furnishings and equipment. A lease is required for a ten (10) years/five (5) years firm term. Office space must be contiguous and be located on one (1) floor. Buildings with asbestos will not be considered. Inside reserved onsite parking for 22 Government vehicles must be available as part of this lease as well as 58 additional inside reserved parking spaces provided, as a part of this lease, for 58 employee vehicles. If onsite employee parking cannot be provided, than skyway accessible employee parking must be within a 2 block radius of the leased building. Targeted occupancy date is December 1, 2006. The space offered should provide a modern office environment which meets the General Services Administration?s Fire, Life Safety, and ADA or UFAS handicapped accessibility standards. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership.
