- U.S. GOVERNMENT SEEKS 2,066 RSF OF OFFICE SPACE IN SAN ANTONIO, TEXAS (SFO #5TX0033) REQUIREMENT: The Government?s lease is expiring and the General Services Administration is interested in leasing approximately 2,066 rentable square feet yielding approximately 1,781 usable square feet of office space. The space will be occupied by National Labor Relations Board. LEASE TERM: 10 years, 5 years firm. UNIQUE REQUIREMENTS: Space offered must be in the same building and contiguous on the same floor. Space must be located on the second floor or higher. Any properties or proposals submitted by brokers/agent must be accompanied by written evidence that they are authorized to represent the building?s ownership. Sub-leases are not acceptable. Include whether the site is located in a flood zone and if so, please indicate the type of zone. To be considered, the building must have existing security in place in the lobby to include armed guards and magnetometers in order that all visitors to the facility are screened before access is granted. Space should be located in a professional office setting. Space must have the potential for efficient layout; columns must be at least 20 ft. apart center to center The Government is interested in considering alternative space if economically advantageous. The Government requires a fully serviced lease including four (4) structured parking spaces. Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. LOCATION: Offered properties must be located within the Central Business District of San Antonio, Texas, bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: IH-35 SOUTH: Durango Street EAST: Cherry Street WEST: Frio Street EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN APRIL 25, 2006 AND SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
