- NOTICE OF INTENT TO NEGOTIATE UNITED STATES GOVERNMENT LEASE FOR REAL PROPERTY The General Services Administration?s (?GSA?) Lease No. GS-09B-93981 will expire on April 30, 2006. This lease covers 5,706 usable square feet of office and related space in a modern, high quality office building and 12 parking spaces in Diamond Bar, CA. GSA intends to negotiate a succeeding lease for 8 years, 5 years firm. GSA is interested in considering alternative space if economically advantageous to the Government. In making this determination, GSA will consider cost factors including but not limited to the total cost of the physical move, (including furniture, telecommunications and computer cabling costs); tenant improvement costs, above standard alterations (whether included in the rent or compensated separately from the rent); and the anticipated rent for the space, as well as other factors impacting the Government?s rights under a prospective lease, such as, the length of any firm term that might be required at an alternative location, the length of time necessary to deliver the space ready for occupancy, the agency mission, and the right to terminate any space vacated during the term. Offers must be submitted by owner(s), or by authorized representative(s) of the owner(s) only. Space offered must be in a quality, modern office building and conform to ADAAF, UFAS, and the seismic requirements of the latest edition of the UBC. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within three blocks, and other amenities such as retail shops, cleaners, banks, etc. UNIQUE REQUIREMENTS: 24-Hour Access to the space and parking is required. Cleaning Services shall be performed during working hours 9:00 a.m. to 4:00 p.m. Monday ? Friday. Overtime HVAC Utilities will be requested on an as-needed basis. Lease Term: 8 Years, 5 Years Firm Location: North: Pomona Freeway South: Diamond Bar Blvd. East: South Diamond Bar Blvd. West: Brea Canyon Cut-off Road to Fairway Drive Occupancy: Space must be ready for occupancy by 04/29/07 Expressions of interest should include the following: 1.
