- REQUIREMENT: The United States Government is seeking to lease office and related space for the Social Security Administration consisting of approximately 7,117 rentable square feet of office space in the City of Flagstaff, AZ. LOCATION: The U.S. Government will be solicit for offers leased space that meet the agencies basic requirements in the City of Flagstaff including the CBD. Regularly scheduled public transportation and/or employee parking within one (1) to three (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: The space should yield between 6,189 to 6,498 BOMA usable sq. ft. The Government requires a minimum of 3 reserved, parking spaces for Government vehicles, plus sufficient parking for employees and visitors. The Government has a preference for first-floor / ground level space. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary. The offered space must meet Government requirements for Fire Safety, Handicapped Accessibility and Seismic Safety. LEASE TERM: The proposed lease is for fifteen (15) years, (10) ten years firm, and should be fully serviced. Space must be ready for occupancy no later than August 20, 2007. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum: Building name/address Location of space in the building and date it will be available Drawing of space offered Rentable Square Feet (RSF) offered Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACT: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
