Description

The U.S. Government currently leases 5,732 RSF of space at 233 Peachtree Street, Atlanta, GA 30303, under a soon to expire lease. The General Services Administration (GSA) plans to negotiate a succeeding lease based on economic, mission, and other factors. The Government will relocate only if consideration of economic and other factors, including all relocation costs and upfitting costs, support a move. Property offered must be within the Central Business District of Atlanta, GA. All services, supplies, and utilities are to be included as part of the rent consideration. Housing the requirement on one contiguous floor is preferable, but contiguous space on more than one floor is acceptable. Offered space must meet Government requirements for fire and lifesafety and handicapped accessibility. Space must be ready for occupancy on or before September 1, 2006. Lease term is ten (10) years, five (5) years firm. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, May 1, 2006. Expressions of interest should include building name and address, location of space in the building, and rentable square feet offered. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
