Description
REQUIREMENTS: The US Government is seeking expressions of interest from potential sources for the lease of approximately 4,629 Rentable Square Feet to yield a minimum of 4,025 ANSI/BOMA Usable Square Feet of contiguous office and related area. Two (2) structured reserved parking spaces are also required along with access to at least 16 parking spaces for the use of employees and/or visitors. Building should be located in a quality location which affords convenient access to public transportation and other visitor and employee amenities. Space must be capable of being fully accessible to the physically handicapped and will be subject to all building or constuction rules, regulations and/or ordinances on local, county, state, and federal levels as they apply. The building offered must conform to the International Building Code (IBC) for seismic safety. All services, supplies, utilities, partitioning, and tenant alterations are to be provided as part of the rental consideration. LEASE TERM: The lease term will be fifteen (15) years, ten (10) years firm. Occupancy is desired no later than March 1, 2007. DELINEATED AREA: Reno Central Business District (as amended effective August 1989). A downtown location is preferred. EXPRESSIONS OF INTEREST: Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. To submit a location for inspection, please forward information by 5:00 PM EDT, Friday, May 19th. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
