- U.S. Government Seeks Office Space to Lease U.S. Department of Homeland Security ? Customs and Border Protection San Diego, CA Lease No. GS-09B-01838 Summary Requirement: The General Services Administration desires to lease approximately 12,083 rentable square feet. The rentable square foot number must yield a minimum of 10,507 to a maximum of 11,032 ANSI/BOMA Office Area for the U.S. Department of Homeland Security ? Customs and Border Protection to house personnel, furnishings, and equipment. Building Requirement: The General Services Administration will use the Quality Solicitation for Offers to satisfy this requirement in an office building in a section of the city that is professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. For all offerors proposing a build-to-suit there are certain security requirements that must be included with your offer in order to be responsive. The proposed facility must have a minimum distance of 20 - 50 feet from the fa?ade of the building on all sides, and any area where the public will park their vehicles. The vehicle barrier must be within the property line and be accomplished by any or all of the following methods: natural, mechanical, and/or fixed means. However, Government parking can be within the 50-foot distance if the Offeror can demonstrate that the public cannot enter into this secured area. An award of contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Location / Delineated Area: The building offered must be located in either of the following delineated area: North: I - 8 West: I -163 at I-5 South: Market Street East: Pacific Ocean Lease term: The term is for ten (10) years, five (5) years firm. Occupancy Date: Occupancy is required no later than December 31, 2006. Expressions of interest should include the following: 1.Building/subdivision/lot name and address. 2.Rentable square feet, and rate per rentable square foot. Indicate the size of the lot if offering a build to suit. 3.Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the owner of the building, or parcel.
