San Francisco Service Center (9PFE-S), 450 Golden Gate Avenue, San Francisco, CA 94102-3434 DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 11,940 rentable square feet of contiguous office and related space yielding a minimum of 9,888 ANSI/BOMA office area square feet (previously usable) to a maximum of 10,877 ANSI/BOMA office area square feet and one hundred forty-nine (149) parking spaces for the Government?s exclusive use. TENANT: Internal Revenue Service (IRS). LOCATION: Offered properties must be located within the following delineated area within Tulare, California: From the intersection of N. West Street and W. Prosperity Avenue along Prosperity Avenue to the intersection of California Highway 63 and E. Prosperity Avenue (Northern boundary), along California Highway 63 to the intersection of E. Bardsley Avenue (Eastern boundary), along Bardsley Avenue to the intersection of S. West Street and W. Bardsley Avenue (Southern boundary) and along West Street to W. Prosperity Avenue (Western boundary). Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space must be altered to meet the Government?s requirements, must be fully serviced, must be fully accessible in accordance with ADA standards, and must conform to applicable Life Safety Performance Level of RP 6 (seismic standards).
