Description
U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE OMAHA, NEBRASKA The General Services Administration (GSA) seeks expression of interest from owners and authorized agents of existing commercial office and related space. The Government presently occupies, and is seeking interest for 10,350 ANSI/BOMA usable square feet/12,006 BOMA. The office shall be first class office space and be located in a new or modern office building that project a professional and aesthetically pleasing appearance. Retail or flex space is not acceptable. The Government will consider relocation if economically advantageous. The Government will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by October 1, 2006. AMOUNT: Approximately 12,006 BOMA rentable square feet of office space that yields 10,350 ANSI/BOMA usable square feet for use by the agency for personnel, furnishings, and equipment. A minimum of 2 reserved structured parking spaces shall be available on-site for personnel. LOCATION: Offered space must be in the following delineated area: The area within the Central Business District, Omaha, Nebraska, and within close proximity to the Roman L. Hruska U.S. Courthouse. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Amenities of retail shops, banks, and restaurants shall be available within walking distance of 3 blocks or less from the building. The building shall be served by a regularly scheduled public transportation service and have public parking within 3 blocks. TERM: The space is required ninety (90) days after receipt of approved Government layout drawings. The lease shall be for a term of ten (10) years, five (5) years firm term with the Government having the right to terminate with ninety (90) days written notice after the initial five (5) year firm term.
