Las Vegas Boulevard, Suite 600, Las Vegas, Nevada 89101-6637 DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 12,160 rentable square feet of contiguous office and related space yielding a minimum of 10,071 ANSI/BOMA office area square feet (previously usable) to a maximum of 11,078 ANSI/BOMA office area square feet and twenty-three (23) covered parking spaces for the Government?s exclusive use. TENANT: Department of Homeland Security ? Secret Service. LOCATION: Offered properties shall be located within one of the following delineated areas within Las Vegas, Nevada: [1] Within the Central Business Area, from the intersection of Interstate Highway 15 and W. Sahara Avenue continuing along Sahara Avenue to S. Eastern Avenue (Southern Boundary), along S. Eastern Avenue to Fremont Street (Eastern Boundary), along Fremont Street to North 6th Street continuing to Bonanza Road and along Bonanza Road to Interstate Highway 15 (Northern Boundary), and Interstate Highway 15 from Bonanza Road to W. Sahara Avenue (Western Boundary); [2] Within the central part of ?The Strip?, From the intersection of E. Sahara Avenue and S. Las Vegas Boulevard continuing along Sahara Avenue to Joe W. Brown Drive (Northern Boundary), Continuing along Joe W. Brown Drive to E. Desert Inn Road (Eastern Boundary), Continuing along E. Desert Inn Road to S. Las Vegas Boulevard (Southern Boundary) and along S. Las Vegas Boulevard from E. Desert Inn Road to E. Sahara Avenue (Western Boundary); [3] Within the area of west Las Vegas bounded by Interstate Highway 15 from US Highway 95 to W. Tropicana Avenue (Eastern Boundary), continuing along W. Tropicana Avenue to W. Clark County Road 215 (Southern Boundary), continuing along Clark County Road 215 to W. Lake Mead Boulevard (Western Boundary) and continuing along W. Lake Mead Boulevard to US Highway 95 and along US Highway 95 to Interstate Highway 215 (Northern Boundary). Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for ten (10) years, eight (8) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government?s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Proposed space shall be located above the second floor but may not be the top floor of the building. Preference will be given to buildings that have larger set-backs. Offered buildings shall provide secured covered parking. The Government shall have access to a loading dock. Offered buildings with a separate service elevator that can service the offered floor or floors to be occupied by the Government will be given preference.
