Description
REQUIREMENT: The U.S. Government seeks to lease a sufficient amount of contiguous rentable square feet of warehouse and related office space to yield approximately 2,009 Usable Square Feet. Warehouse and storage area must be secure, be adjacent to office space, have a minimum width of 20-feet clear span with no pillars or supports, and provide a 10x10 manually operated roll-up door either in the front or rear of unit. The Government currently has an existing lease in Clovis, CA. The selection criteria for this requirement will include consideration of total relocation costs, including moving services, construction of tenant improvements, as well as other factors. Occupancy is required on or before August 5, 2006. USABLE SQUARE FEET: Warehouse space will require approximately 1,800 Usable Square Feet. The balance of the space will be used for office and work area, general storage, as well as lab and clinic space. LEASE TERM: Ten (10) years, five (5) years firm. DELINEATED AREA: Within Clovis, CA city limits. EXPRESSIONS OF INTEREST: Brokers or agents may represent the prospective landlord, but properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. To submit a location for inspection, please forward information by 5:00 PM EDT, June 14, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
