Description
UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Pueblo, CO The Federal Government has a requirement to lease office space consisting of approximately 1,340 up to 1,680 BOMA rentable square feet. The space must be contiguous and preferably on a second floor or higher. Additionally, two (2) employee parking spaces are required on-site; if unavailable then parking is required to be located within 1 block of the submitted space. New construction, as well as existing buildings will be considered. Rentable space must yield 1,200-1,500 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Corps of Engineers. Such space shall be ready for occupancy approximately August 28, 2006. The government is seeking a lease term of 10 years with 5 years firm. Space offered must be located within the following delineated area in Pueblo, CO: North boundary: N. Boyero Ave to E. Platteville Blvd. South boundary: South boundary: Baxter Street to Blake Street to W. 8th Street to West Street to N. Elizabeth Street to W. 1st Street. West boundary: N. Boyero to Wildhorse Road to 29th Street to Cheyenne Avenue to W. 22nd Street to Hood Avenue to W. 17th Street to Baxter Street to Blake Street to W. 8th Street to West St. to N. Elizabeth Street; East boundary: I-25. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
