- The Government is interested in leasing approximately 1,650 rentable sq.ft. yielding 1,436 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in BOWLING GREEN, KY. This space is required no later than AUGUST 1, 2007. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located directly on or within the following geographic boundaries: West: Start at the intersection of Hwy 31 and Cave Mill Rd. Proceed north on Hwy 31 until it intersects with University Drive. Go west on University Drive to Center Street. Go north on Center Street to 14th Street, then west on 14th Street to the CSX Railroad. Follow the CSX Railroad north to 1st Avenue; North: Go south on 1st Avenue to Hwy 31W. Continue south on Hwy 31W to Broadway Avenue, then south on Broadway to Covington. Go east on Covington to Hampton Avenue, then north on Hampton to Ewing Ford Road. Go east on Ewing Ford Road to Cemetary Road; East: Go south on Cemetary Road to Old Lovers Lane, then south to Lovers Lane. Go west on Lovers Lane to Scottsville Road (Hwy 231); South: Go south on Scottsville Road to Cave Mill Road, then west on Cave Mill Road to Hwy 31. The Government Tenant Agency preference is for contiguous space above street level, ground floor will be considered in buildings where second floor space or higher is not available. Space utilized for storage and multi-purpose rooms should be contiguous with leased main office area space. Overall dimensions of non-obstructed space shall have a maximum length to width ratio of 2-to-1. Space requiring ramps inside the offered space will not be considered. Column size will not exceed 2 feet square; will be a minimum of 20 feet from all interior walls; and will be separated by a minimum of 20 feet (measured on-center). The Government Tenant Agency reserves the right to reject space adjacent to or in the immediate vicinity of railroad tracks. Where public transportation is available, passenger stops must be no further than two blocks from the space offered. Restricted for metered parking of one hour or less within the ? mile radius of the space does not meet parking requirements. Traffic patterns and controlled requirements will be idenfiied at market.
