- Description
- The Pension Benefit Guaranty Corporation (PBGC), a U.S. Government agency, currently occupies 13,389 rentable square feet of office space in the Brandywine Office Plaza, Grubb and Foulk Roads, Wilmington, Delaware, under a soon to expire lease. The PBGC intends to negotiate a SUCCEEDING LEASE unless economic and other factors support relocation. The PBGC requires office space available for use by Tenant for personal furnishings and equipment. The space must meet all fire and handicap accessibility codes. The space must be available for occupancy by October 1, 2006. PBGC requires the space to possess dedicated backup power in the event of an emergency. The PBGC requires a firm lease term of six (6) years plus one five (5) year option term. The property must be within New Castle county, Delaware. The PBGC will consider relocating to alternative space if it is economically and otherwise advantageous. PLEASE NOTE that the existing landlord will be eligible to compete for the space which PBGC currently occupies. In determining whether it is economically advantageous to relocate, the PBGC will consider all relocation and upfitting costs. In order to consider alternate space, the PBGC requires the following information be submitted: (1) building name and address; (2) full service rental rate per rentable square foot for the firm term and for the option term; (3) estimated operating costs per rentable square foot; (4) one letter size floor plan showing the offered space; (5) tenant build-out allowance, and (6) contact information.
