Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE LUBBOCK, TEXAS. The United States Government seeks to lease Class A Office Space consisting of approximately 6,931 rentable square feet of contiguous space in Lubbock, Texas. The space should yield between 6,027 and 6,931 ANSI/BOMA usable square feet. A minimum of twelve (12) parking spaces must be available within 1 block of the space offered. Secure parking with gated access is required for structured parking. If parking space is located in an open area, fencing is not required. Proposed office space should not be located on the first floor, below the first floor or on the top floor of the building. Proposed office space should be located in a building with no public parking underneath or within the building. There should be no metered or public parking directly in front, behind, or next to the building. Proposed office space should not be located inside a mall or shopping center or in a building that houses a day care facility, abortion clinic, mental health clinic, or drug rehabilitation clinic, immigration, probations, public defenders, or social services within the building. Proposed building should not be within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics, and or day care facilities. Proposed office space cannot be located in a flood plain area, near power plants, electrical transformers, night clubs, bars or in close proximity to airport, radar dishes and aircraft flight paths. Proposed office space should not be located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. The building must be located within the following delineated area: City Wide Lubbock, Texas. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than April 1, 2006. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized.
