- Z?New Dormitory and Facilities Improvement and Repair, Pine Ridge School, Pine Ridge, SD. POC Contracting Issues Richard Zephier, Contracting Officer, at 605 226-7363; Technical Issues Gordon Rosby, COR, at 605 226-0877. A. The BASE BID generally includes the following: 1. NEW DORMITORY. Construction of a new 30,800 sq. ft., one story dormitory for Pine Ridge School. The dormitory is divided into four main wings with a commons area in the center of this bldg designed for possible future expansion. Construction consists of steel framing members, brick exterior with metal stud backup, asphalt shingle roof, skylight over atrium area and all mechanical and electrical work associated with the project per the Construction Drawings and Specifications. Bldg is designed and shall be constructed to be LEED certified as stated in the specifications. Third party commissioning will be performed by others for the Dormitory. 2. RELATED SITEWORK. Removal of 4 inch Concrete Sidewalk, Curb and Gutter, Concrete Surfacing, Storm Water Inlets, Storm Sewer Pipe, and various types of Fences; b. Removal of existing Secondary Electric, Fiber Optic lines; c. Installation of new Secondary Electric Feeder Lines, Fiber Optic Lines; d. Installation of new 6 inch Concrete Pavement; e. Installation of new 4 inch sidewalk; f. Installation of new 8 inch Sanitary Sewer Lines; g. Installation of 48 inch manholes; h. Demolition of Bldg 283-Boys Dormitory 37,000 SF; i. Import and placement of Engineered Fill; j. Installation of Geo-thermal well field, 56 wells, 300' deep; k. Seeding and Sodding in Construction Areas; and 1. Miscellaneous Items incidental to the above listed items. B. The ADDITIVE ALTERNATE BID items generally include the following: Note: the letter C in C-Bldg 330 below is the index identifier for the drawing set of Bldg 330 typical for each bldg and site work grouping in the below listing of Additive Alternates. 1. ADD ALTERNATE 1 C - BLDG 330, BABY FACE PRESCHOOL BUILDING Renovations: Renovation of toilet rooms for accessibility; Installation of new floor tile; Replacement of main electrical service panel board Additions: none 2. ADD ALTERNATE 2 D - BLDG 201A, GRADE SCHOOL GYMNASIUM Renovations: Renovation of toilet and shower rooms for accessibility; Installation of new EWCs for accessibility; Floor tile replacement in selected areas; Selected window replacement; Complete renovation of mechanical and plumbing systems; Addition of 150 KVA Transformer and 600 Amp Dist Panel Additions: Addition of elevator to building 3. ADD ALTERNATE 3 F - BLDG 284, GRADE SCHOOL Renovations: Renovation of toilet rooms and lavatory replacement; Sink and cabinet replacement in classrooms; Acoustic tile ceiling and light fixture replacement in selected areas; Floor tile replacement in selected areas; Door replacement or door hardware alteration in selected areas for accessibility and life-safety; Replacement of roof; Replacement of primary electrical service; Installation of additional receptacles in selected areas; Selected panel board replacement; Replacement of heating terminal units throughout building; Upgrade of window air conditioners; Restoration of fire rating to corridor walls Additions: Addition of elevator to building 4. ADD ALTERNATE 4 J - BLDG 333, WRESTLING GYMNASIUM Renovations: Renovation of toilet and shower rooms for accessibility; Replacement of EWCs for accessibility; Floor tile replacement throughout; Replacement of damaged metal siding, south face of building; Replacement of fuel oil system with propane; Replacement of heating units Additions: None 5. ADD ALTERNATE 5 K - BLDG 336, PORTABLE OFFICE BUILDING Renovations: Replacement of roof, siding and skirting; Replacement of exterior stairs and ramps as required in association with siding and skirting replacement; Replacement of exterior door and selected windows; Installation of new carpet, patch and paint ceiling Additions: None 6. ADD ALTERNATE 6 N - BLDG 332, PORTABLE CLASSROOM Renovations: Replacement of roof, siding and skirting; Replacement of exterior stairs and ramps as required in association with siding and skirting replacement; Installation of new ceiling panels and carpet Additions: None 7. ADD ALTERNATE 7 P - BLDG 334, PORTABLE CLASSROOM Renovations: Replacement of roof and skirting; Replacement of exterior stairs and ramps as required in association with skirting replacement; Selected carpet replacement Additions: None 8. ADD ALTERNATE 8 Q - BLDG 341, HIGH SCHOOL Renovations: EWC replacement for accessibility; Replacement of selected plumbing fixtures: showers and utility sinks; Substantial replacement of exterior doors and frames; Replace missing backer rod and sealant at where foundation meets mow strip and or sidewalk; Selected areas of carpet replacement; Installation of air conditioning in selected areas; Ceiling tile replacement associated with air conditioning work Additions: None 9. ADD ALTERNATE 9 R ? BLDG 303, DINING HALL Renovations: Replacement of existing heating system, boiler and hot water heater; Installation of air conditioning; Update of heating and cooling control system; Selected electrical panel replacement; Selected replacement of kitchen equipment: steam convection combi ovens, steam kettles, hood; Installation of new walk-in cooler; Replacement of food service line for accessibility; Complete renovation of dishwashing room; Renovation of toilet and locker rooms for accessibility; Floor covering replacement in selected areas; Replacement of fuel oil tank and system Additions: None 10. ADD ALTERNATE 10 S - BLDG 338, BUS GARAGE Renovations: Replacement of roof insulation; Replacement of selected light fixtures; Renovation of toilet rooms and EWC for accessibility Additions: None 11. ADD ALTERNATE 11 SITEWORK INFRASTRUCTURE WORK EXCLUSIVE OF THE DORMITORY The Work: Removal of 4 inch Concrete Sidewalk, Curb and Gutter, Concrete Surfacing; Installation of new 6 inch Concrete Pavement; Installation of new 4 inch sidewalk; Installation of new 8 inch Sanitary Sewer Lines; Installation of 48 inch manholes; Seeding and Sodding Construction Areas; Miscellaneous Items incidental to the above listed items. 12. ADD ALTERNATE 12 FIRE ALARM UPGRADES AND NETWORK The Work: Removal of existing Fire Alarm Systems and or Components in several campus buildings; Installation of new Fire Alarm Systems and or Components in several campus buildings; Networking the Fire Alarm Systems in all campus buildings to a central monitoring point; Miscellaneous Items incidental to the above listed items. 13. ADD ALTERNATE 13 FOOTBALL FACILITY UPGRADES The Work: Installation of new Football Field Lights Renovation of Existing Running Track Miscellaneous grandstand area grading Miscellaneous Items incidental to the above listed items. C. GENERAL: This project is federally funded, Davis-Bacon wage rates and other Federal regulations, as well as Tribal Employment Rights Office, TERO, regulations and fees, and Oglala Sioux Tribe regulations and sales and excise taxes apply to the project LOCATION OF WORK: All work will be performed at the Pine Ridge School, Pine Ridge, Shannon County, SD. Labor surplus area is applicable. ENVIRONMENTAL ABATEMENT work in conjunction with this project will be by others. COST RANGE of this project is 10 million to 12 million dollars. It is the bidder's responsibility to see that mailed or delivered bids are in the hands of the government prior to the time of the bid opening.
