Description
The United States Government seeks to lease office space consisting of approximately 8,050 rentable sq. ft in Buffalo, New York within Central Business District bounded as follows: North: Edward and Goodell Streets, East: Michigan Avenue, South: Upper Terrace along W. Genesee Street to Erie Basin Marina West: South Elmwood Avenue. The space should yield between 7,000 to 7,350 ANSI/ BOMA usable sq. ft. The space must be contiguous and not located on the first or top floor. On-site or adjacent secure, dedicated and covered parking is required for sixteen (16) vehicles. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Preference will be given to buildings that meet security setbacks from roadways and driveways and preferably located on one floor. Space must be ready for occupancy no later than September 31, 2007. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not occupy property located in a Flood Plain. Please submit proof/certification that property is not located in a Flood Plain. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Expressions of interest should include all of the following: 1. Building name and address 2. Rentable square feet and rate per rentable square foot 3. Method of measurement used to determine rentable square feet 4. Common Area Factor (s) for available space by floor if applicable.
