Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT The General Services Administration currently leases 27,929 rentable square feet of office space with 25 structured parking spaces at L A World Trade a center in Los Angeles, CA on behalf of the (General Accountability Office ). GSA intends to negotiate a ten (10) years, five (5) years firm succeeding lease with this location. GSA, however, will consider other buildings provided they meet the criteria in this announcement and can prove overall cost effectiveness when considering relocation costs of furniture and telecommunications, tenant improvements and other factors. The rentable space must yield a minimum of 25,842 ANSI/BOMA Office Area rentable square feet for use by government personnel, furnishings and equipment along with 25 structured parking spaces. Floor plates must have potential for efficient space layout A variety of inexpensive and moderately priced fast food and/or eat-in restaurants must be located within three blocks as well as other amenities such as retail shops, cleaners, banks, etc. must also be available within one-quarter mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office having adequate means of ingress and egress; must fully meet the accessibility requirements of the Uniform Federal Accessibility Standard (UFAS); must be altered or constructed to meet the government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction or the current edition of the Uniform Building Code if the lateral load resisting system is of concrete, masonry or steel composition. The buildings offered must not contain sprayed-on fireproofing or acoustical treatment containing asbestos. LOCATION: Offered properties must be located in the City of Los Angeles, California bounded by: The Central Business Area of downtown Los Angeles within the boundaries of the Central City Community Plan and the Central City North Community Plan, as defined by the City of Los Angeles Department of City Planning. LEASE TERM: Ten (10) years, five (5) years firm.
