Description
REQUIREMENT: The United States Government is interested in leasing approximately 7,774 rentable square feet of light industrial and warehouse space and 3,300 square feet of secured parking/wareyard space in the follow delineated area: - Neeson Road on the North, - Highway 1 on the West - Military Avenue/Eucalyptus Road on the Southwest and South - Undeveloped For Ord Public Lands On the Southeast and East The requirement for 3,300 square feet of secured parking/wareyard space may be provided as either warehouse or wareyard space. The space must yield a minimum of 6,760 ANSI/BOMA (Useable) square feet of contiguous space. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The estimated occupancy date is February 1, 2007. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Building must be free of asbestos, meet current fire/life codes, ADA compliant or, if not, landlord must be willing to make the building fully ADA compliant based on 2006 ADA regulations. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum: - Building name/address - Location of space in the building and date it will be available - Drawing of space offered - Rentable Square Feet (RSF) offered - Common Area Factor used to determine the RSF - Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
