- REQUIREMENT: General Services Administration is seeking to lease approximately 43,088 rentable square feet (RSF) / 37,468 usable square feet (USF) of office and related space, with 300 open surface parking spaces. Lease term is for 10 years, five years firm. Proposed space may be located in 1 or 2 buildings, if the 2 buildings are adjacent to each other and located on the same side of the street, within the same block, within walking distance (not more than 100 feet apart). UNIQUE REQUIREMENTS: 1) 300 on-site open surface parking spaces. (See number 2 for number of parking spaces needed per block of space. 2) First consideration will be given to contiguous space. If contiguous space is not available, the Government will consider space on multiple floors. Blocks of space to be provided are: Block A (ETS) - 9,474 RSF / 8,238 USF with 61 open surface parking spaces; Block B (EOTA) -10,476 RSF / 9,110 USF with 80 open surface parking spaces; Block C (NTC) - 23,138 RSF /20,120 USF with 159 open parking spaces. 3) Blocks A and B must be available for occupancy no later than September 30, 2006. Blocks C must be available for Government occupancy on or before January 31, 2007. 4) Proposed building must have T-1 access upon occupancy and have capability of T-3 access within 30 days from occupancy. 5) Proposed building must have an environment conducive to learning and also project a professional educative image. Space must have office, training, and conference rooms in place, a loading dock, and ? to ? acre of open space (improved or unimproved) which may be screened from public view while providing access to a tractor-trailer vehicle; and be ready for occupancy by ETS and EOTA no later than or before September 30, 2006. 6) A first right of refusal for up to 20% of the proposed USF will be offered for future expansion needs, at no additional cost to Government. 7) Proposed building must be within 1-5 blocks of a deli /grill and moderately priced restaurants which can deliver box lunches. Building must also be within a 3-mile radius of moderately priced hotels. LOCATION/DELINEATED AREA: Albuquerque, NM: Area of first / prime area of consideration: North-Menaul, East-Eubank, South Kirtland AFB/Gibson to Yale, Yale South to Randolph, Randolph to Rio Bravo, West- Eastside of I-25 to Menaul. Area of second consideration: Extending North on I-25 from Menaul, ? to ? of a mile either side of I-25 (East or West), North on I-25 to Tramway Rd. and close. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Offering entity?s name, address, telephone and fax numbers 2) Evidence of authority to represent the owner. 3) A copy of the site plan to be offered.
