Description
**THIS MODIFICATION ADDRESSESS A REVISION TO THE DELINEATED AREA** REQUIREMENT: The U.S. Government is seeking to lease approximately 1,414 rentable square feet yielding 1,230 ANSI/BOMA office area square feet of contiguous office and related space in Melbourne, Florida. Space must be situated within the delineated area, the city limits for Melbourne. The delineated area is bounded as follows: North: Pineda Causeway East: The Indian River (body of water) South: Palm Bay Road West: I-95 Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Space must be located above the first floor, must meet the Federal Government's standards for fire safety, and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before July 1, 2006. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, July 31, 2006.
