- U. S. GOVERNMENT WANTS TO LEASE SPACE IN THE AREA OF BIRMINGHAM, AL AMOUNT: Approximately 17,250 rentable square feet of office space, yielding at least 15,000 BOMA usable to a maximum of 16,500 BOMA usable square feet of office and related space. Space must be contiguous and accompanied by 40 – 70 secured parking space. LOCATION: Space must be located outside of a flood plain, easily located from a major street or highway and fronting and or bounded within the following delineated area: Except where prohibited, the process for meeting Federal space needs in urban areas shall give first consideration to a centralized community business area identified by local officials meeting all the criteria mentioned above, otherwise the geographic area of consideration shall be a five mile radius along Interstate 459, from Highway 280 to Interstate 59. REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. This includes availability of access to public transportation where applicable. Occupancy is required no later than July 1, 2006. TERM: Lease term will be for ten years with the Government having cancellation privileges in whole or in part at any time on or after the fifth year with 60 days advance written notice to the Lessor. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
