Description
UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Pueblo, CO The Federal Government has a requirement to lease office space consisting of approximately 4,800 BOMA rentable square feet for use by tenant for personnel, furnishings, and equipment. The space must be contiguous on a second floor or higher. Five (5) employee parking spaces are required on-site within a controlled, parking lot with the capability to provide an additional one (1) parking space over the lease term. Proposals of new construction must have a 50-foot set-back distance shall be provided from the property line to the façade of the building to house this office. For proposals of space in existing buildings, a 20-foot set-back distance will be required from the property line to the façade of the building to house this office. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be a federal law enforcement agency. Such space shall be ready for occupancy approximately August 28, 2006. The government is seeking a lease term of 10 years with 5 years firm. Space offered must be located within the following delineated area in Pueblo, CO: North boundary: Highway 50; South boundary: Highway 45; West boundary: Highway 45; East boundary: Highway 47. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
