- Description
- The United States Government seeks to lease office space consisting of approximately 31,734 rentable square feet in Philadelphia, PA for use by the tenant for personnel, furnishings, and equipment. Space must be located within the area bounded by or fronting on the following streets: WEST - Broad Street NORTH - Arch Street EAST - Interstate 95 SOUTH - Spruce Street The space is required for a term of five years beginning on or around November 1, 2007, with cancellation rights available to the Government after the third full year upon 30 days written notice. Also, the Government shall reserve the right to reduce the space by approximately 70% after the third full year. The space should yield approximately 27,282 ANSI/BOMA usable square feet. All services, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy no later than November 1, 2007. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative, i.e. scissor lift or some way to facilitate delivery/unloading of 40-foot tractor-trailer shipments. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address Legal property description, recent survey, and property identification numbers (PIN) Location of space in the building and date it will be available One-eighth inch scale drawing of space offered ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement a and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Jones Lang LaSalle Americas, Inc.
