Description
**THIS MODIFICATION ADDRESSESS A REVISION TO THE DELINEATED AREA AND AN INCREASE IN THE RENTABLE SQUARE FEET ** The U.S. Government is seeking to lease approximately 1,651 rentable square feet yielding 1,436 ANSI/BOMA office area square feet of contiguous office and related space in Myrtle Beach, South Carolina. Space must be situated within or near the city limits of Myrtle Beach. The delineated area is bounded as follows: North: 82nd Parkway East: The Atlantic Ocean (body of water) South: Route 544 also known as Dick Pond Road to Ocean Lake Drive to Sand Dune Drive West: The Intracoastal Waterway (body of water) Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Space must be located above the first floor, must meet the Federal Government's standards for fire safety, and be capable of being fully accessible to the physically challenged. A minimum of two (2) elevators must be available to the office. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are preferred, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office); however, a suburban mid-rise campus will be considered. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before September 15, 2007. Lease term is ten (10) years, five (5) years firm. New construction will not be solicited. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership.
