Description
**THIS MODIFICATION ADDRESSESS A REVISION TO CHANGE THE SETBACK REQUIREMENT** REQUIREMENT: The U.S. Government is seeking to lease approximately 19,425 Rentable Square Feet (RSF) yielding a minimum of 16,891 ANSI/BOMA office area square feet of contiguous office and related space, preferably on the ground level, in North Las Vegas, Nevada for the Social Security Administration. If space is above ground level, a minimum of two elevator banks is required. No mixed use space will be considered. Offered space must be situated within the area delineated by the following boundaries. North: Washburn Road (excluding a short break at the Lower Las Vegas Wash Detention Basin but resuming at Baltimore Station Street) West: Ferrell Street South: Alexander Road East: Commerce Street A minimum of 6 on-site covered and designated parking spaces are required immediately adjacent to the office. Additional parking for both employee and visitor parking use should be within a relatively convenient and safe walk of no more than two blocks. The site should be within a relatively convenient walk to coffee shops, restaurants, banks, and other retail establishments. The site should be safely accessible by both automobile and public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday thru Friday). Ideally, proposed site should be within two blocks of access to public transportation. The offered space must provide a minimum 25-foot setback and must fully meet current codes for the Architectural Barriers Act Accessibility Standard (ABAAS), Seismic Safety in accordance with ASCE/SEI 31, Fire and Life Safety in accordance with NFPA 101, as well as all other local, state, and federal codes. The Government does not occupy property located in flood plains. Please submit certification that your property is not in a flood plain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before January 31, 2008. Lease term is 15 years with a firm term of 10 years. Build-to-lease and existing buildings will be considered. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, July 31, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, floor plate with proposed space indicated as hatched area, and contact information for owner or authorized agent.
