** MODIFICATION OF THE DELINEATED AREA & OCCUPANCY DATE ** AMOUNT: The United States Government is seeking a full-service office lease and related space (space must be contiguous, street level is required) consisting of approximately 7,542 rentable sq. ft. Rentable square feet must yield 6,558 BOMA usable square feet, available for use by Tenant for personnel, furnishings and equipment. 40 parking spaces for employees and visitors shall be available within two blocks at no additional cost to the Government. Parking shall be paved and well lighted. LOCATION: Delineated area is: Start on the north city limits at the corner of Hwy 231 and Thompson Lane Go west on Thompson Lane to Manson Pike Go west on Manson Pike to Gresham Lane Go south on Gresham Lane (name changes to John Rice Blvd then to Cason Lane) to Hwy 99 Go north on Hwy99 to Memorial Blvd Go east on Memorial Blvd to N.W. Broad St (Hwy 70S) Go south on N.W. Broad to Mercury Blvd. Go east on Mercury Blvd to N. Tennessee Blvd Go north on N. Tennessee Blvd to E Clark Blvd Go west on E Clark Blvd to Memorial Blvd (Hwy 231) Go north on Memorial Blvd to Thompson Lane (starting point) REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. TERM: The proposed lease shall be for ten (10) years, five (5) years firm with the Government having a 60 day cancellation right after year five. Occupancy is required October 1, 2007.
