UNITED STATES GOVERNMENT Seeks Leased Office Space in New York, NY The United States Government seeks to lease office space consisting of approximately 26,980 rentable square feet in New York, NY within the following delineated area: Space must be located within the area bounded by or fronting on the following: From “Start Here Point” at comer of Greenwich Street and Clarkson Street, proceed clockwise around the borders to define the area of delineation: East on Clarkson Street to Varick Street/17th Avenue (intersection). Continue east on Carmine Street to Bedford Street. South on Bedford Street to West Houston Street. East on West Houston Street to West Broadway. South on West Broadway to the Avenue of Americas. South on the Avenue of Americas to Church Street. South on Church Street to Franklin Street. East on Franklin Street to Broadway. South on Broadway to Murray Street. West on Murray Street to Greenwich Street. North on Greenwich Street to Warren Street. West on Warren Street to West Street (aka West Side Hwy). North on West Street to Laight Street. East on Laight Street to Greenwich Street. North on Greenwich Street to Clarkson Street to “Start Here Point.” The space is required for 5 years, 3 years firm commencing November 1, 2007. After the third full year, the lease square footage may be reduced by approximately 50 - 60% of the usable square footage. Termination of the lease following the 3 years firm term will occur upon 60-90 days written notice to the lessor. Fully serviced leases are sought. The space should yield a maximum of 23,465 ANSI/BOMA usable square feet. Regularly scheduled public transportation and/or employee parking (paid and/or metered) must be located within 6 blocks or 15 minutes sufficient to cover commuting needs of employees. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Jones Lang LaSalle.
