- Requirement: The General Services Administration desires to lease approximately 9,660 Rentable Square Feet to yield a minimum of 8,750 ANSI/BOMA (Usable) square feet of contiguous office and related space, on the second floor or higher, in Tacoma. Space on the first floor will only be considered when no other space is available or if deemed appropriate by the tenant agency. Additionally, 22 on-site reserved parking spaces are required with the capability to provide another 3 parking spaces over the duration of the lease term. Space offered must be in an office building and section of the city that is professional in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. Location should be convenient to public transportation, as well as to a variety of restaurants and other employee services such as retails shops and banks, and provide adequate public parking. The space must be capable of being altered to meet the Government's specifications and conform with current seismic and handicapped accessibility standards. For all offerors proposing a build-to-lease there are certain security requirements that must be included, e.g., proposed facility must have a minimum distance of 50 feet from the facade of the building on all sides and any area where the public will park its vehicles. Vehicle barrier must be within the property line and be accomplished by any or all of the following methods: natural, mechanical, and/or fixed means. Delineated Area: Interstate 5 to the East, the town of Fife to the North, Pearl Street to the West, and Fort Lewis/McChord to the South. Lease Term: 10 years, 5 years firm Occupancy Date: Spring 2007 for existing buildings or early 2008 for build-to-lease. Expressions of Interest: Please include building name and address, rentable square feet and rate per rentable square foot, confirm BOMA method of measurement, usable yield for available space by floor and building common area factor, and 1/8 inch scaled floor plans. Indicate size of lot if offering is a build-to-lease and any information regarding topography or other considerations unique to the site that may affect layout of proposed space.
