**THIS MODIFICATION ADDRESSESS A REVISION TO THE FIRM TERM AND THE DELINEATED AREA** REQUIREMENT: The U.S. Government is seeking to lease approximately 22,272 rentable square feet yielding 19,367 ANSI/BOMA office area square feet of contiguous office and related space in Memphis, Tennessee. The Space must be located within or near the Central Business District for the City of Memphis. The delineated area is bounded as follows: West: Front Street from Linden Avenue to North Parkway North: North Parkway/Summer Avenue from Front Street to White Station Road East: White Station Road from Summer Avenue to Walnut Grove Road. Walnut Grove Road from White Station to Humphreys Blvd. Humphreys Blvd. from Walnut Grove to Kirby Parkway. Kirby Parkway from Humphreys Blvd. to Knight Arnold. South: Knight Arnold from Kirby Parkway to Highway 78/Lamar Ave/Hwy 4. Hwy 78/Lamar Ave/Hwy 4 from Park Avenue to Somerville Street. Somerville Street from Hwy 78/Lamar Ave/Hwy 4 to Hwy 278/Linden Ave. Hwy 278/Linden Ave from Somerville Street to Front Street. Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Space must be located above the first floor and must be contiguous on one (1) floor. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. A minimum of two (2) elevators must be available to the office. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are preferred, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office); however, a suburban mid-rise campus will be considered. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before February 1, 2008. Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years for existing buildings and 15 years, 10 years firm, with the Government having cancellation privileges after 10 years for new construction. If new construction, the building must be able to accommodate a 15% growth factor at any time over the entire lease term. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
