Description

U.S. GOVERNMENT WANTS TO LEASE SPACE IN EUREKA, FENTON OR WILDWOOD, MO (SFO#6MO0044) REQUIREMENT: General Services Administration is interested in leasing 4,025 rentable square feet of existing warehouse and garage space, which will yield a minimum of 3,500 BOMA occupiable square feet. The space will be occupied by Environmental Protection Agency. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Office and warehouse space must be contiguous and on one level without being split by a public corridor. First floor space is required. The warehouse area requires a minimum clear ceiling height of 15?. The warehouse area must be air conditioned and include a heating system. The warehouse must include one (1) grade-level, overhead door with a minimum clearance of 14? x 14?. The Government requires a fully serviced lease including two (2) on site parking spaces for visitors. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall conform to GSA requirements for fire and life safety, including an automatic sprinkler system; and shall be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. The Government will have the right to install one (1) vertical antenna measuring 80? x 30? ? 60? above ground. LOCATION: Offered properties must be located in Eureka, Fenton, or Wildwood, Missouri. OCCUPANCY: Occupancy is required on or before October 1, 2006. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
