- UNITED STATES GOVERNMENT Seeks Leased Office Space in Seattle, WA The United States Government seeks to lease office space consisting of approximately 31,201 rentable square feet in Seattle, WA within the following delineated area: Space must be located within the area bounded by or fronting on the following: North ? I-5 South ? Western Avenue East ? James Street, right onto Yesler Way until intersecting with Western Ave (South boundary) West ?Virginia Street to 8th Ave, right on 8th Avenue to Olive Way, then left onto Olive Way until I-5 (North boundary) The space is required for 5 years, 3 years firm commencing November 1, 2007. After the third full year, the lease square footage will be reduced by approximately 15,826 USF. Termination of the lease following the 3 years firm term will occur upon 60-90 days written notice to the lessor. Fully serviced leases are sought. The space should yield a maximum of 27,131 ANSI/BOMA usable square feet. Parking is required for 13 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Space may not be located in a building or complex that houses agencies with local, State or Federal law enforcement responsibilities (including but not limited to the following: local or State police, Probation or Parole offices), ATF, FBI, local, State or Federal tax authorities, local, State or Federal Courts, and Department of Homeland Security, Immigration and Customs Enforcement (ICE) or Customs and Border Protections (CBP). Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 42") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address Legal property description, recent survey, and property identification numbers (PIN) Location of space in the building and date it will be available One-eighth inch scale drawing of space offered ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement, and Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Trammell Crow Company.
