Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE AUSTIN, TEXAS The United States Government seeks to lease Class A or refurbished Class B Office Space yielding between 11,750 and 13,512 ANSI/BOMA usable square feet of contiguous space in Austin, Texas. The Government is considering whether to remain in its existing lease space or to relocate. In making this determination, the Government will consider, among other things, relocation costs and the availability of alternative space that potentially can satisfy the Government?s requirements all at once or over a one or two year phase-in period. The Government shall have access to the proposed space 24 hours a day, 7 days a week, 365 days of the year. Preferred space should be located on second story or higher. In the instance where first story space is offered, additional perimeter security may be identified during the design review. The building shall have a minimum of 50 feet set back on all sides of the building, excluding right of ways and easements. It is preferred that the site includes an anti-climb fence of no less than 10 feet high, as measured from accessible grades or footholds shall be supplied and installed along the perimeter. Designated parking for no less than 15 spaces must be available on site. A separate secured, structured parking garage or perimeter fenced lot is preferred. The building must be located within the following delineated area: NORTH: No. Capital of Texas Hwy. SOUTH: RM 2222 EAST: No. SR PAC Expy. WEST: RM 2222 The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than 04-29-07. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized.
