Description
UNITED STATES GOVERNMENT SEEKS SOURCE FOR LEASED OFFICE AND RELATED SPACE IN KANSAS CITY, MISSOURI REQUIREMENT: The General Services Administration (GSA) desires to lease approximately 11,500 rentable square feet of existing Class A office space. Rentable space must yield approximately 10,000 of ANSI/BOMA usable square feet of office and related space. The space will be occupied by the Transportation Security Administration. REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. Normal hours of operation for the agency are Monday through Friday, 7:00 a.m. to 6:00 p.m. (excluding Saturdays, Sundays and Federal Holidays). UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor. Space above the ground floor is preferred. Space must have the potential for efficient layout. Space should not be ?U? of ?L? shaped or exceed a length to width ratio of 3:2. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely effecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas. Space shall not be located within a base flood plain or wetland. The space must be fully serviced and altered to meet the Federal Government?s requirement for fire and life safety and handicap accessibility. Fifty (50) on-site parking spaces must be allocated to the lease, with four (4) designated reserved for Government vehicles. Space must be ready for occupancy within 120 days from Government approval of design intent drawing. LOCATION: Offered space must be within a four (4) mile radius of the Kansas City International Airport, within the City of Kansas City, Missouri. TERM: Space must be ready for occupancy no later than September 21, 2007. Lease term will be for 10 years, seven years firm with termination rights after the firm term of the lease. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address 2) One-eighth inch scale drawings of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address and telephone number of individual to be contacted. 6) Evidence of authority to represent owner.
