Description
UNITED STATES GOVERNMENT HAS A CONTINUING REQUIREMENT TO LEASE APPROX. 6,023 RSF (YIELDING A MINIMUM OF 5,237 ANSI/BOMA OASF) OF OFFICE AND WAREHOUSE SPACE IN SMYRNA, GEORGIA The United States Government currently leases 5,237 OASF of space at 2400 Herodian Way, Smyrna, Georgia under a soon to expire lease. The General Services Administration (GSA) plans to negotiate a succeeding lease for 5,237 OASF which includes approximately 826 SF for storage space based on economic, mission, and other factors. The Government will relocate only if consideration of economic and other factors are supported, including all relocation and upfitting costs. Property offered must be within the following delineated are of Smyrna, Georgia. North: Interstate North Parkway (GA120) to Powers Ferry Road South: Spring Road Old Highway 41 East: Powers Ferry Road to Spring Road West: Old Highway to Interstate North Parkway. All services, supplies, and utilities are to be included as part of the rental consideration. Housing the requirement on one contiguous floor is preferable. Offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Space must be ready for occupancy on or before February 22, 2007. Lease term is ten (10) years, five (5) years firm and should be fully serviced. A minimum of eight (8) reserved surface parking spaces for government vehicles should be available on-site and adjacent to the space offered. Any properties or proposals submitted by brokers/agent must be accompanied by written evidence that they are authorized to represent the building's ownership. Sub-leases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, September 5, 2006. Expressions of interest should include building name and address, location of space in the building, and rentable square feet offered. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, Trammell Crow Company, Inc.
