Description
The United States Government seeks to lease office space consisting of approximately 35,774 rentable square feet in Charlotte, North Carolina within the following delineated area: Space must be located within the area bounded by or fronting on the following: STARTING at the point where the W. Brookshire Freeway (I-277) crosses N. Graham Street, continuing generally in a counterclockwise direction? Southwest on N. Graham Street/S. Graham Street TO S. Mint Street; West on S. Mint Street TO W. John Belk Freeway (I-277); Southeast on W. John Belk Freeway (I-277) TO S. Tryon Street (NC 49); South on S. Tryon Street (NC 49) TO West Blvd. (NC 160); West on West Blvd. (NC 160) TO Dixie Road; South on Dixie Road/Steele Creek Road (NC 160) TO Westinghouse Blvd; East on Westinghouse Blvd. TO I-77; North on I-77 TO Kings Branch (creek); South along Kings Branch (creek) TO Archdale Drive; East on Archdale Drive TO Park Road; North on Park Road TO Selwyn Avenue; North on Selwyn Avenue TO Woodlawn Road; West on Woodlawn Road TO I-77; North on I-77 TO Remount Road; East on Remount Road TO Toomey Avenue; North on Toomey Avenue TO W. Tremont Avenue; Northeast on W. Tremont Avenue/E. See Attached Map The space is required for fifty-six (56) months, thirty-eight (38) months firm commencing November 1, 2007. After the thirty-eighth month, the lease square footage will be reduced by approximately 21,464 USF. Termination of the lease following the thirty-eight (38) firm term will occur upon 60-90 days written notice to the lessor. Fully serviced leases are sought. The space should yield a maximum of 31,108 ANSI/BOMA usable square feet. Parking is required for 130 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. Public transportation should be located within 6 blocks or 15 minutes. The space must be equipped to handle tractor trailer deliveries. The space may not be co-located with Federal Law Enforcement agencies. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address 2. Legal property description, recent survey, and property identification numbers (PIN) 3. Location of space in the building and date it will be available 4. One-eighth inch scale drawing of space offered 5. ANSI/BOMA defined office area/useable square feet (USF) 6. Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included 7. Common Area Factor used to determine the RSF 8. Name, address, telephone number, and email address of authorized contact 9. In cases where an agent is representing multiple ownership entities, written acknowledgement, and 10. Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
