Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 10,724 ANSI/BOMA office area square feet of contiguous office and related space in Lumberton, North Carolina. Space must be situated within the delineated area, North: Corporate Drive, east to Barker 10 Mile Road; South: The intersection of North Elm and East 1st Street on the west side, to intersection of East 1st Street and Pine Street on the east side; East: Barker 10 Mile Road, becoming Fayetteville Road, becoming Pine Street south to the intersection of East 1st Street; West: intersection of Corporate Drive and Wintergreen Drive, traveling south to Jackson Court, south to Kahn Drive, right onto North Roberts Avenue to North Elm Street, right on North Elm Street south to East 1st Street. 54 surface parking spaces are required. Public parking must be located within a 2-block radius of the site. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Street level, contiguous (same-floor) space is preferred, must meet the Federal Government's standards for fire safety, and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before February 1, 2008. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, September 11, 2006.
