Description
REQUIREMENT: The Internal Revenue Service (IRS) currently occupies office space under a soon to expire lease. The IRS is conducting a competition for a replacement lease for this requirement. The space should yield approximately 20,925 BOMA USF of office space. Consideration for relocating this requirement will be taken upon analysis of the economics involved, including the cost of moving, tenant improvements, and impact on agency mission, among other items. LOCATION: The geographical area of consideration for this requirement is as follows: Beginning at the intersection of County Line Expressway and W. Dekalb Pike: E on W. Dekalb Pike to S. Gulph Road; E on S. Gulph Road to Swedeland Road; NE on Swedeland Road to Schuylkill River Road; N on Schuylkill River Road to Interstate 276; E on Interstate 276 to E. Ridge Pike; NW on E. Ridge becoming E/W Main Street to Egypt Road; W on Egypt Road to Pawlings Road; SW on Pawlings Road to Pottstown Expressway; S on Pottstown Expressway to intersection of County Line Expressway and W. Dekalb Pike. OCCUPANCY: Space must be ready for occupancy no later than December 1, 2006. LEASE TERM: The lease term will be for up to 10 years.
