- U. S. GOVERNMENT IS SEEKING EXPRESSIONS OF INTEREST FOR LEASED SPACE FOR THE CENTRAL BUSINESS AREA IN CORPUS CHRISTI, TEXAS (SFO 4TX0537) REQUIREMENT: US Government is seeking to lease approximately 5,083 rentable square feet yielding approximately 4,420 BOMA useable square feet of contiguous office space without being split by a public corridor or firewall in Corpus Christi, Texas to be occupied by the Department of Labor including 6 parking spaces. The Government is seeking expressions of interest for existing facilities. Space must be contiguous and on one level without being split by a public corridor and have the potential for efficient layout; columns must be at least 28 feet apart center to center and 28 feet from any interior wall and be no more than one foot square; space should not be space should not be U or L shaped or exceed a length to width ratio of 2:3. The following space configurations may not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting. The Government requires a fully serviced lease. LOCATION/DELINEATED AREA: Corpus Christi Central Business Area LEASE TERM: The lease term shall be for 10 years, 5 years firm. OCCUPANCY: Space shall be ready for occupancy February 1, 2007. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address 2. Name, address, and telephone number of individual to be contacted 3. Name, address, and phone number of property owner if different from Item 2 above. 4. Rentable and occupiable square footage offered. 5. Rate per rentable square foot. 6. One-eighth inch scale drawing of space offered along with Common Area Factor for available space by floor. 7. Rentable square foot rate for as is space and any standard TI?s offered. 8. If you are not the owner, evidence of authority to represent the owner must be submitted. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
