Description
UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Denver, Colorado The Federal Government has a requirement to lease office space consisting of approximately 18,957 BOMA rentable square feet. The space must be contiguous on one floor, preferably ground floor space. However, above ground floor space would be considered if building is equipped with two functioning elevators. Rentable space must yield approximately 16,485 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Three (3) reserved employee parking spaces are required to be within a 1-2 block walking area. Furthermore, 50-55 parking spaces in a safe and secure lot are required for employee parking. Parking for clients must be within a two-block walking area. New construction, as well as existing buildings will be considered. If new construction, setback requirements apply. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Social Security Administration. Such space shall be ready for occupancy approximately Fall/Winter, 2007. The government is seeking a lease term of 10 years. Space offered must be located within the following delineated area in Denver, CO: North boundary: Park Avenue West (23rd) & 1-25 North; South boundary: 6th Avenue West to Speer Blvd.; Speer Blvd. North to 13th Avenue (west) to I-25; West boundary: 1-25; East boundary: Pennsylvania. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
