Description
The United States Government is expressing interest in locating office space for the National Labor Relations Board within the Winston-Salem prime commercial office district in an attractive, prestigious, professional surrounding. The following prime commercial office district of Winston-Salem, NC is as follows: North: Indiana Avenue to University Parkway to Silas Creek Parkway South: I-40 East: Route 52 to Indiana Avenue West: Silas Creek Parkway to Reynolda Road to W. Northwest Boulevard to North Broad Street The purpose of this advertisement is to seek information from property owners willing to provide approximately 9,980 square feet of rentable office space using a common area factor of 1.15% within the above boundaries. Rentable space must yield approximately 8,678 square feet of ANSI/BOMA usable square feet. Office space must be contiguous and be located on one (1) floor and must be located on or above the second (2nd) floor. The space should be located in a new or modern office building that projects a professional and aesthetically pleasing appearance, including an attractive front and entranceway. If not a new or modern office building, the space offered should be in a building that has undergone first class restoration and adaptive reuse for office space with modern conveniences. A lease is required for a ten (10) years/five (5) years firm term. Two (2) secured, covered, inside parking spaces must be available as part of this lease. The space must have regularly scheduled public transportation and public parking for cars and bicycles within three (3) blocks (1,200 walkable linear feet) sufficient to cover commuting and official business needs of employees. A variety of inexpensive and moderately priced fast food and eat-in restaurants must be within three (3) blocks (approximately 1,200 walkable linear feet), and within close proximity to other employee services such as retail shops, cleaners, banks, etc. The building to be occupied cannot house labor unions or employer associations. Targeted occupancy date is October 15, 2007. The space offered should provide a modern office environment, which meets the General Services Administration's Fire, Life Safety, and ADA or UFAS handicapped accessibility standards. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
