Description
REQUIREMENT: The United States Government is interested in leasing approximately 27,633.99 rentable square feet of office space in San Diego, within the following delineated area: North ? Claremont Mesa Boulevard South ? Camino Del Rio South East ? Highway 15 West ? Highway 163 The space must yield a minimum of 24,720 ANSI/BOMA (?Useable?) square feet of contiguous space. The anticipated term is 5 years, 3 years firm as a fully serviced lease. The estimated occupancy date is July 10, 2007. The Government also requires 26 parking spaces. The US Government?s existing lease in San Diego is expiring and the Government is considering if it would be economically advantageous for the Government to relocate. In addition to the rental costs the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Building must be free of asbestos, meet current fire/life codes, ADA compliant or, if not, landlord must be willing to make the building fully ADA compliant based on 2006 ADA regulations. The building must have a setback of at least eighty-two (82) feet from any and all streets and parking areas. The current location is exempt. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum: Building name/address Location of space in the building and date it will be available Drawing of space offered Rentable Square Feet (RSF) offered Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
