Description
REQUIREMENT: The United States Government seeks to lease 8,522 Rentable Square Feet, yielding 7,410 ANSI/BOMA Square Feet of office and related use space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: The space will be located in the City of Jacksonville, Florida within the following boundaries: North: Up to one-half mile north of JT Butler Boulevard; South: State Road 9A & Phillips Highway, East: State Road 9A, West: Phillips Highway REQUIRED: 10 parking spaces are required for Government vehicles and 28 spaces are required for general tenant use. Storage area approximately 40 feet long by 30 feet wide with overhead 12 foot wide overhead door to accommodate boat storage will be required. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 5 years, with 3 years firm, with the Government having cancellation privileges after the 3rd year on 120 days notice. Proposed occupancy date is September 4, 2007.
