Description
WOODSTOCK JOB CORPS CENTER SCOPE OF WORK BUILT-UP ROOF REPLACEMENT BUILDINGS #2 AND #3 AND ASSOCIATED WORK DEFICIENCY # 48849, 48850, 54635, 39714 AND 54634 The intend of this scope of work is to provide construction services to replace the built-up roof systems on buildings 2 and 3 with Thermoplastic Built-up Roofing System, it also includes cornice and counter flashing, roof drains, copper downspouts and roof hatch replacement. 1.1 Scope of work: A: This project consists of but is not limited to the installation of two new Built-up Roof ( BUR ) Systems and associated work. B: The contractor shall furnish all labor, materials, equipment and services necessary to complete the project in its entirety according to this scope of work. 1.2 Location: A: The project is located at the Woodstock Job Corps Center at 10900 Old Court Rd, Woodstock Md 21163. 1.3 Site Visitations: A: The contractor shall visit the site and familiarize himself with the conditions under which the work will be performed. No allowance will be made for any error on the contractors part for failure to take into account any conditions or circumstances existing at the site which might affect the contemplated work. The fact that a bid is submitted will be taken as evidence that the contractor has full knowledge of the extent and character of the contemplated work and the problems to be encountered in performing same. 1.4 Regulations: A: All work under this contract shall conform with applicable sections of the general specifications for design of Thermoplastic Built-up Roofing Systems of the State of Maryland and any other State of Maryland Building Codes. B: The contractor shall perform this project in phases. Phase one install the new roof hatch on Bldg #2, Phase Two the removal and replacement of the ( BUR ) roof on Bldg #2, after Bldg # 2 is completed the contractor shall start Phase Three on the removal and replacement of the ( BUR ) on Bldg #3. 1.5 Phase One, Building #2: A: The roof access hatch is cramped, difficult to access, and the wood hatch frame is rotten. The access to the vertical ladder is restrictive. The opening to access the ladder is only 2? square, the 20? high ladder lacks a safety cage, and the ladder terminates 2? below the roof hatch. B: The contractor shall supply and install a new roof hatch in place of the existing unit. The new roof hatch shall have a self-closing heavy duty spring hinge with self-latching lock and the ability to have hatch held open in the open position. C: The contractor shall remove the existing 2? square access panel. The contractor shall install a 3? X 7? hollow metal door, welded frame ( 16ga ) in the new opening provide by the contractor. Lock set will be provide by the Center. The contractor is responsible for the repairs and finishes for the demolition that extends beyond the door and the frame. The contractor shall finish the door and frame with one coat of rust inhibiting paint and two coats of finish paint. Color to be decided by the Center. D: The contractor shall remove existing ladder and install a new ladder with a safety cage and an extension of the ladder for egress to the roof hatch. The contractor shall mechanical support the new ladder every 4? by approved means. The contractor shall finish the ladder and cage with one coat of finish paint. Color to be decided by the Center. 1.6 Phase Two Building #2: A: The existing asphalt roof has deteriorated and needs to be replaced. Cornice flashing is leaking. The copper cornice flashing appears to be blocked, resulting in standing water next to the building. The cornice shelf is leaking and infiltrating the building damaging the plaster work. The stone coping and joints on the buildings perimeter parapet wall have deteriorated. There are cracks in the stone and the mortar joints have failed. Similarly, the copper flashing over the cornice extension at the buildings perimeter has failed. B: The contractor shall remove existing asphalt roof, flashing and roof drains. The contractor shall ensure that the exposed decking is protected from the weather. C: The contractor shall professionally clean out the drainage pipes and install new drain grates ( 4 EA ). D: The contractor shall inspect the deck and advise the Centers Representative of any corrections required before proceeding with roofing. Sweep or vacuum all surfaces prior to commencement of roofing. Allow surface to dry before proceeding. Installation of conduits or piping above the deck and under the roof membrane is not acceptable. E: The contractor shall replace the existing roofing ( approximately 6,000 SF ) with new 60 Mil Membrane Thermoplastic Built-up Roofing System and R-30 Rigid Tapered Insulations, Flashing and Accessories .The roofing should have an EnergyStar Rating. The contractor shall perform work in accordance with the printed requirements of the membrane manufacturer specification. The contractor shall maintain one copy of manufacturer?s literature on site throughout the execution of the Work. F: Materials used on this project , including air/vapor barrier membranes, primers, mastics, adhesives and sealants shall be fully compatible and shall be sourced from one manufacturer. G: The contractor shall remove loose mortar to ?? depth from coping joints and repoint, install securely ( 18? OC inside & 8?OC outside) a continuous metal coping and flashing cap with drip edges and counter flashing ( approximately 4? high X 18? wide and 324? in length ). Separately, remove copper flashing from cornice extension and re-flash with membrane (approximately 36? wide and 360? in length EPDM & Patina green color) and secure to wall with counter flashing. Clean out flashing and solder/seal all joints and seams in cornice. ( 50 LF of soldering ) 1.7 Phase Three Building #3: A: The existing asphalt roof has deteriorated, is leaking and needs to be replaced. B: The contractor shall selectively disassemble and retain lighting protection system as necessary to replace roof and reassemble upon completion. C: The contractor shall remove existing asphalt roof and flashing. The contractor shall ensure that the exposed decking is protected from the weather. D: The contractor shall inspect the deck and advise the Center Representative of any corrections required before proceeding with roofing. Sweep or vacuum all surfaces prior to commencement of roofing. Allow surface to dry before proceeding. Installation of conduits or piping above the deck and under the roof membrane is not acceptable. E: The contractor shall replace the existing roofing (approximately 3,500 SF) with new 60 Mil Membrane Thermoplastic Built-up Roofing System and R-30 Rigid Tapered Insulations, Flashing and accessories. The roofing should have an EnergyStar Rating. The contractor shall perform work in accordance with the printed requirements of the membrane manufacturer specification. The contractor shall maintain one copy of manufacturer?s literature on site throughout the execution of the Work. F: Materials used on this project, including air/vapor barrier membranes, primers, mastics, adhesives and sealants shall be fully compatible and shall be sourced from one manufacturer. G: The contractor shall reattach existing lighting rods and associated conductors using listed lighting protection system components. H: A portion of the copper gutter and two downspouts are missing on the exterior of the building. I: The contractor shall replace missing portion of copper gutter. ( 30 LF of gutter and downspouts anchored to the building ) 1.8 Fasteners: A: The contractor shall use approved insulation fasteners for cement decking. B: The contractor shall use Lead Expansion Fasteners for Metal Cap Flashing and Counter Flashing. 1.9 Protection: A: The contractor shall maintain fire watch for one hour following each day?s work when membranes are thermofused. B: The contractor shall maintain one fully operational fire extinguisher ( 30LB, ABC Type ) per torch applicator within 30 feet of point of work. 1.10 Access to Buildings and Parking Lots: A: The contractor shall provide safe access to all entryways to the buildings while project is ongoing. B: The contractor shall give the center 72 hour notice when blocking parking spaces. 1.11 Demolition/Removal: A: The contractor shall verify location and extent of demolition required to accomplish the work. B: Construction debris must be removed from site and construction area must be secured to the centers satisfaction at the end of each workday. 1.12 Rules: A: The contractor shall at all times abide by the centers rules and regulations. B: The contractor must meet the Davis Bacon Act Wage Requirements. 1.13 Warranty: A: The contractor shall hereby warrant that the Thermoplastic Built-up Roof system and Membrane Flashing will stay in place and remain leak proof for two years. B: The roofing membrane manufacturer hereby warrants that the membrane and membrane flashing will remain in a watertight condition and will not leak as a result of faulty materials for a period of ten years. Scope of warranty shall include material and labor required to return the membrane to a watertight condition. 1.14 Bid Requirement: A: The contractor shall submit their bid in a Labor cost and Material cost Format. 1.15 See Details Attached: Please note that a walk-through will be conducted on September 27th 2006 at 10:00am.
