Description
Requirement: United States Government is seeking to lease office and related space consisting of approximately 28,615 rentable square feet. The rentable space shall yield a minimum of 23,264 ANSI/BOMA Office Area (previously Usable) available for use by tenant for personnel, furnishings, and equipment within the Central Business District of San Juan, Guaynabo, Puerto Rico, and as further delineated below. The building offered must be in a Class A, modern, state-of-the-art professional office building, fully operational mechanical and electrical installations, and capable of meeting the minimum Federal Fire Safety and Handicap requirements. The proposed property should be located in a professional office type environment with comparable security available surrounding the property offered by other compatible properties in this rental market. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and roads, the availability of public transportation, and its location within a known central business district of the San Juan, Guaynabo, Area. Unique Requirements: • Emergency portable water supply, and emergency electric back up power with the capability to sustain office operations for seven (7) working days. • Secured overnight parking spaces 24/7 for three (3) Government vehicles. A combination of public transportation, on-site and commercial parking facilities must be available to service 143 employees within 2,000 walkable linear foot radius. The amount of parking on-site must meet at least the current local code requirements. • Preference will be given to those offers for space for a minimum floor plate of two (2) floors approximately 15,000/usf per floor to be located on contiguous floor. • Building must provide capability to support the installation of a Power Distribution Unit (PDU) in the Computer Room. • Building must have a loading dock large enough to accommodate the largest truck expected to use a dock. • Building must have the connectivity for a Satellite system for Interactive Video Teletraining System (IVT) and connectivity capabilities for Video Conferencing. • Location should be accessible to major highways and state roads, and public transportation must be available. • The space must be able to accommodate raised flooring 12 inches high for Computer and Telephone rooms. • Building must have the capability to accommodate a safe of up to 1,000 lbs. • Building must have capability for future expansion during the lease term. Basement or below grade space is unacceptable. Space offered should be no more than twice as long as it is wide. A minimum width and column spacing of 25 feet is preferred. Location: Offered properties must be located within the delineated area as follows: NORTH: Starting at intersection of State Hwy No. 165 (Avenida del Cano) Expreso de Diego (Hwy #22) and continuing along Expreso de Diego to Intersection of Kalaf Street and Expreso Las Americas and continuing along Ochoa Street to the Intersection of Ponce de Leon Ave (PR#25). EAST: Starting at the Intersection of Ochoa Street and Ponce de Leon Ave. (PR#25) and continuing along Ponce de Leon Ave (PR#25) and connecting with Jesus T. Pinero Ave. (St. Road #17). SOUTH: Starting at the Intersection of Expreso Marinez Nadal (St. Hwy #20) and Jesus T. Pinero Ave. (St. Road #17) and continuing along Jesus T. Pinero Ave. to the intersection of Ponce de Leon Ave. (PR#25). WEST: Intersection of De Diego Expreso (St. Hwy#22) and Cano Ave. (St Road #165) and continuing along Cano Ave. to the intersection of St. Road #2 and continuing along to the Intersection of Expreso Martinez Nadal (St. Hwy #20) then continuing along and connecting to Jesus T. Pinero Ave. (St. Road #17). Occupancy Date: Space must be ready for occupancy and delivered to the Government within one hundred and fifty (150) days from either a lease award date and/or receipt by the lessor of the final approved design intent plans. Lease term: The lease term will be for ten (10) years, five years firm with one five year renewal term. The Government has termination rights of the lease at any time after the fifth (5th) year. Expressions of interest should include the following: 1) Building name and address 2) BOMA/ANSI square feet & rentable annual basic rental rate per square foot 3) Method of measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Site map and plans, if available.
