Description
The United States Government seeks to lease office space consisting of approximately 5,207 rentable sq. ft. in Peabody, Massachusetts bounded as follows: Beginning at the intersection of Route 128 and Summit Street in Peabody; southerly direction along Summit Street to Lynnfield Street; following Lynnfield Street in a westerly direction to Salem Street; Salem Street westerly to Route 1; Route 1 southerly to Water Street; Water Street in a westerly direction into Wakefield, to West Water Street; West Water Street in a southwesterly direction to North Avenue; North Avenue in a northwesterly direction to Route 95 North; Route 95 North to Route 1 (Newburyport Turnpike) North; Route 1 North to Forest Street; Forest Street easterly to Summit Street, the place of origin. Additionally, locations that are within 1/2 mile north of Route 95 between North Avenue and Route 1 will be considered. The space should yield between 4,528 to 4,754 ANSI/ BOMA usable sq. ft. The space must not be located on the first or top floor. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not occupy property located in a Flood Plain. Please submit proof/certification that property is not located in a Flood Plain. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include all of the following: 1. Building name and address., 2. Rentable square feet and rate per rentable square foot, 3. Method of measurement used to determine rentable square feet, 4. Common Area Factor (s) for available space by floor if applicable.
