Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 10,105 rentable square feet yielding at least 8,787 ANSI/BOMA area square feet of contiguous office and related space in Auburn, Maine. All space must be contiguous on one floor. Lease term is ten (10) years, seven (7) years firm. Space is preferred to be located on the ground floor of a building. If the space is located above ground level, there must be a minimum of two accessible elevators that will serve the floor. Space must be situated within Auburn Central Business District, specifically within an area delineated by the following boundaries: North: Railroad track where it crosses the Androscoggin River East: Androscoggin River South: Academy Street West: Railroad track where it crosses Court Street (the track curves from the western border of the delineated area to the northern border of the delineated area) One (1) reserved surface parking space is required immediately adjacent to the office. Additional public parking must be accessible within a two-block area to satisfy employee and visitor commuting requirements. The site should be safely accessible by both automobile and public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday). Space must meet the Federal Government's standards for fire safety and handicapped accessibility, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space should be ready for occupancy on or before March 15, 2007. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, June 23, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent. An efficient floor plate is essential. If available, please include a 1/8" scale drawing of space offered or floor plans and elevations with your expression of interest.
