Description

U.S. GOVERNMENT SEEKS APPROXIMATELY 17,478 RSF OF OFFICE SPACE FOR LEASE IN SALT LAKE CITY, UTAH (SFO#6UT0040) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 17,478 rentable square feet, which will yield approximately 14,192 ANSI/BOMA occupiable square feet of office space for personnel, furnishings, and equipment. The space will be occupied by Federal Public Defender. LEASE TERM: Ten (10) years; Seven (7) years firm term. UNIQUE REQUIREMENTS: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. Office space must be contiguous and have potential for efficient layout. Space shall be located in a professional office setting. Space may not be located near the following: U.S. Attorney, USMS, U.S. Probation, Pretrial Services, Bureau of Prisons and any other law enforcement agency as described in 18 U.S.C. 1114. The Government requires a fully serviced lease including approximately six (6) on-site parking spaces including a minimum of one (1) structured parking space. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Occupancy is required no later than November 14, 2007. LOCATION: Offered properties must be located within two (2) blocks of Frank E. Moss Courthouse located at 350 South Main Street in Salt Lake City, Utah. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner.
