Description

REQUIREMENT: The Internal Revenue Service (IRS) currently occupies office space under a soon to expire lease in Lakewood, CO. The IRS is conducting a competition for a replacement lease for this requirement. The space should yield approximately 13,120 BOMA USF of office space. Consideration for relocating this requirement will be taken upon analysis of the economics involved including the cost of moving, tenant improvements, and impact on agency mission, among other factors. LOCATION: Beginning at the intersection of I-70 and Sheridan Blvd.; S. on Sheridan Blvd. to West 6th Ave.; W. on West 6th Ave. to I-70; NE on I-70 to Ward Rd.; N. on Ward Rd. to 51st St.; E. on 51st St. to Swadley St.; S. on Swadley St. to Ridge Rd.; NE on Ridge Rd. to Kipling St.; S. on Kipling St. to West 49th Ave.; E. on West 49th Ave. to Garrison St.; S. on Garrison St. to I-70; E. on I-70 to Sheridan Blvd. OCCUPANCY: Space must be ready for occupancy no later than March 1, 2008 LEASE TERM: The lease term will be for up to ten (10) years Expressions of Interest shll include the following information: Building name and address BOMA rentable and usable square feet available Asking rental rate range per square foot Common Area Factor for building Age of building Parking availability If the building is under construction, provide detailed information on completion status Contact information and email address of lessor's representative
